Why do you need a
Buyer's Agent to get your best deal at Charlotte's condominiums?
A.
Let me count the reasons---first, the Sellers salespeople represent... the
SELLER. They are employed and paid by the Seller. If you ask them,
can we offer $_____, they'll simply say it's the "builders policy not to
discount." And they are being truthful, as a matter of policy, they
don't discount-- but that doesn't mean they won't accept a lower
offer! But an Agent has authority and expertise you might not...
I've heard that condo
fees can go up and as an owner, you are obligated to pay them. I
don't like the sound of that, how does that work?
A. Fees can go up,
and do go up as expenses rise. or s major components need replacement. .
This is a lesser problem in the newer properties as you typically get 10
years before some parts need replacement... condo owners have learned to
dread the ominous phrase "Special Assessment." I

There are only 10 condos left at the very popular 5th and Poplar. See all the
New Condos Here. Just two
blocks from Trade and Tryon, location couldn't be better. The
interiors, with granite, stainless steel and ceramic standard, combine
with a building boasting top of the line facilities: a beautiful pool,
large exercise room, onsite cleaners, concierge and of course the only grocery
store in center city is on their ground floor. It's still the
only "new" condo with inventory today. And it probably won't last past June.
New or Existing?
That's the question on everyone's mind as 9 new condo projects come out of the
ground! Hi-rise, mid-rise, contemporary and more traditional, all have a certain
attitude about them-- and they are taking prices to new highs for Center City
Real estate. Now the decisions for most are easy--need a place to live
now? Or in 12- 18 months?
Buyer's Agency-Never a Charge to You!
We represent Buyers and Sellers-- but all charges are paid by the Seller. Buyers
Agency allows an agent to represent you, and only you in the transaction... that
insures there are no conflicts of interest and someone is always watching your
back... I mean it. The sale rep's at the new places are all nice and
professional--that is their job and they do it well. But what their boss
says goes with them. A good Buyer's Agent wants you to be happy! Happy buyers generate more
referrals and more commissions! Its our job to do our best to see you happy- and
protect your interests at the same time!
But it seems so easy at the new Condo sales site... That is there job of course,
to make it appear easy and risk-free. Of course, it is not. A
Buyer's Agent will talk you through the process, review your paperwork--and the
show you what to look for in the condo doc's-- in Real Estate is is what you
don't know that can hurt you.
But what about the weather? Hurricanes? Crime? is the city
safe?
I know this sounds crazy to you folks from Charlotte, but many of our out of
town buyers worry over these things--they are unaware of our distance to the
coast- 3 hours minimum, and the relative safety living here. We miss the
tornadoes, no earthquakes and when the hurricanes come this way we get rain
and maybe once every 100 years very strong (hurricane) winds.
Snow? We get about 6-8" per year, average year.
Nothing this year or last.
Our economy is strong and economic forecasts for 2006 are bright. Once again NC
will be in the top 5 states in job creation with statewide unemployment around
5%, Charlotte unemployment even less.
There is no let up in our real estate market.
Relocations,
2/3's by choice, continue. Center City is hot ,hot hot! The Charlotte area offers something for everyone and
almost every time of year there are wonderful places to visit, escape and
recharge the batteries within a short distance. We are a low tax state, we
have low insurance rates, a temperate climate, a good
selection of K-12 schools and in-state colleges, what's not to like? Graduate
schools at UNCC and Wake has an MBA program in-town as well.
