I remember moving here, it was exciting and worrying at the same time.
We had four school age children so schools and where to live was our chief concern... Since moving here in 1993, we've experienced both  private schools and public schools, three children have graduated and gone on to college and a 4th is a senior in high school. My wife, a teacher for many years is now a professor of education at a local college- education for our children, and education for all children have been a apart of our family values and family conversation since the beginning.

14 years ago we chose the city and community based on a school choice for our children ...so I am not surprised when families relocating to Charlotte call me and ask about schools or tell me they want to search for homes based on school choices... not surprising at all, and I set searches like that all the time.

Where to live in the Charlotte area?

About a year after moving here and getting established in South Charlotte, I had some business up in north Charlotte, Huntersville to be exact. I remember coming home and telling my wife how nice it was up there, and how part of me wished we weren't so vested in South Charlotte, because being up by Lake Norman looked pretty good to me. 

And that is still a pretty good description of where people look and buy now. South Charlotte, the traditional Charlotte suburbs, are still very popular and have seen large growth all the way down to Waxhaw. North Charlotte, by that I mean Harris Blvd and above (lower-Lake Norman area) including Huntersville, Cornelius and Davidson, has exploded with growth as well, and is very popular among New Yorkers and other north easterners, as well as anyone interested in Lake living.

I lived Charlotte for 6 years, then moved to Matthews for 7 years, and now have moved back to the city of Charlotte, about 10 minutes from our Matthews home, inside of Rt 51 in zip code 28270.

Many of you will start with the schools, what is the story on Charlotte-Mecklenburg Schools?  Well it is a large system- 19th largest in the country, it covers almost the entire Charlotte area, so the schools are frankly a mixed bag with just about every kind of school. There are 4-5 high schools that consistently make Newsweek's Top 200- High School's- in 2005 5 made  the Top 100 list, and there are 4 or 5 high schools with persistently low scores, and another 5 or so in between.

A General Introduction to the Area

Have you seen my video introduction to Charlotte yet? If not, that is your first stop, and you can see what I describe as you go. It is fact filled-not a puff piece.

The area and city divide into 4-5 distinct areas.  There is Lake living in the North (Lake Norman-Cornelius area) Central at Mountain Island Lake and South At Lake Wylie, in SC and NC. Lake Norman is the more expensive and exclusive of the two with many NASCAR and professional athletes in residence. Mountain Island is the smallest and most recently developed, and Lake Wylie is the oldest and is much closer to Charlotte with many fine communities.

In real estate we think of the city as clock, but only 9 hours! Due north on Interstate 77 is the border of area 1 (to the East of 77) and Area 9 to the West. 

Old Charlotte neighborhoods, like Dilworth, Myers Park and Eastover (similar to Chevy Chase in DC, parts of Long Island in NYC) are just below (south) of the downtown area- (Areas 4 and 5, sub areas 1 for their proximity to Center City.  For Example, Dilworth is Area 5, SubArea 1,or simply 5/1.  Myers Park, slightly to the east, is 4/1

Some of the best country clubs are just further south from those neighborhoods, Carmel and Quail Hollow in the SouthPark area, (5/3) Piper Glen 5/5, Providence Country Club, in 5/7.  Charlotte's newest: Long View, south of 485 off Rea Road,in Union County 10/1 .  Down Rt 16 and out into the countryside you will find Weddington, Waxhaw and Marvin (10/1,2 and 3) one of the hottest markets for suburban living. Still rural and serene, most homes are on at least 1/2 acre and the Weddington Schools are some of the best in the state, with lower taxes of Union County.

The 3 hottest new communities are located in Southwest Charlotte.  This convenient area was long ignored by local developers, but that's a thing of the past! Communities like Berewick (1500 homes) The Sanctuary, waterfront from 10 Million, and the Palisades (2500 homes on LakeWylie) are selling at breathtaking speeds! Yes you can live by the lake and be with 20-30 minute drive to Uptown!

Introduction by Area

Immediately to the south, you will find Charlotte's first suburbs, Myers Park, Dilworth and slightly to the east, Eastover. These streets are lined with 100 year old oaks, neighborhoods that have the look and feel of the post-war era they were built in. Charlotte's elites have made these neighborhoods home for 80- today, the small homes are being torn down in favor of 4000, 5000 or larger family homes.

South of Myers Park is Southpark, Charlotte's shopping district and the 4th largest business district in the state. Currently going through a condo building boom, South Park mall recently added Crate and Barrel, Neiman Marcus and Nordstrums. Already a mecca for fine dining, Ruth Chris Steak House opened in 2005 and across the street 3 more restaurants on the ground level of Crescent's Piedmont Row Condominium opened in late 2006, early 2007..

Still further south, you find Ballantyyne at the intersection of Rt521 and Ballantyne Commons Parkway.

Some ask, why Charlotte? National real estate powerhouse Zillow ranked Charlotte's appreciation 3rd fastest growing in the US... Why? In 2006, more than 80,000 people moved to Charlotte, that is the equivalent of Asheville, the whole town, moving here... Why? Well there are lots of reason, here are are a few: good jobs, low taxes, a little slower lifestyle, a politer community and a great climate... all make families looking for a better place to raise their families feel comfortable.  Just 3 hours to the beach, or two hours to the mountains, Charlotte is centrally located on the east coast with a great access to Florida and the north east. We've had steady growth for the last 10 years,  and most of those have come from the Northeast and Florida. Add to that a growing number of travelers  from out west...There are lots of folks who like the look, feel and texture of Charlotte, a large modern city in the New South.

So we have a great community, what about work and industry? Charlotte is a business friendly city in a business friendly state. Charlotte has 7 Fortune 500 companies headquartered here-- making us the 5th largest city by HQ's! Add to that the lowest real estate prices of any major city in America, and it is a powerful combination.  Our prices have risen gradually, but steadily- we were not part of the bubble going up, and we won't be part of it going down.

The big question about Charlotte... BIG Question, which Charlotte neighborhood might be right for you? Or, said another way, "Where would a family like ours be happy?"  These are questions we can't answer for you, but we have provided some ways for you to visit them from your computer.
